Equit transfer without solicitor

Is it fair/legal for mortgage companies to insist on using a solicitor to transfer equity from one partner to another (e.g. pending a divorce) when the Land registry do not require that a solicitor is used and provide all the forms and guidance that is required? The transfer fee can be as little as £40. The solicitors fees can be ten times that or even more.
Does anyone know of a way round this?

Hi Sam, a transfer of equity should be about £125 + vat.
