Buy to let rate for 5 years

I am about to remortgage my BTL and just want anyone's opinion.

I am looking at a fixed rate of 4.29% for 5 years on a loan of £92250 (house value £180000)with product fees of £995. (my current rate was 2.74%, now reverting to 4.95%

I am very tempted especially knowing how the rates may be going up, and i like the fact that i know what the expenditure would be.

I just want an opionion, however please note i am aware you dont have a crystal ball

Thank you for any advice
