Offer arrived - One minor issue though

Well our offer was waiting for us last night when we got home and I can honestly say this is a massive relief.

One issue though, is that we changed our solicitor 2 days after application (we went through a broker) and he advised he would let the BS know. He hasn't done this so we are having to contact the BS and ask if they can appoint the same one as ours are on their panel as well.

Our timescale below:

Application sent via broker - 31/05
Valuation carried out - 05/07
Form requested for gifted deposit - 09/07
Offer received - 30/07

App to offer - 60 days
Debt free as of 7.20am on 31st December 2012.

    Just reading your other comments, you got your offer through the mail without knowing it had actually been issued?

    That's pretty pathetic. Our clients know their case has been offered within about five minutes of us finding out and they get the electronic copy about thirty seconds after that.

    I wonder how some brokers stay in business.

    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    I am pretty peeved about it all to be hones kingstreet.

    Seems that once he had our money, he lost interest, we received no updates until we chased him etc.

    Called the bs and they advised that our broker advised them of a change of solicitor on the 30th July, the day they issued the offer. This says to me he got emailed the copy and realised he had not advised them earlier, even though he told us he would tell them on the 5th June.

    Never mind, we know we are getting a mortgage now so have asked the solicitor to start searches etc.

    Letter of complaint going in to the brokers boss when everything is sorted.

    Your broker may have informed the lender weeks ago and they did not change the details on the file (happens to all of us at one time or another).

    I am sure his office will have a record of when the lender was informed.

    They advised us that the broker advised them on the 30th so they were already aware.

    I am inclined to believe the bs due to the issues we have had.

    Im with Kingstreet, (i dont mean this in a cheesy way) but the best bit of getting an offer is calling up the client to say woohoo we got the offer.

    Changing solicitors shouldnt cause any issues its more of a formality than anything else so i wouldnt worry about that.

    I agree. But our broker has still not called us, we received it in the post.

    So we received it in the post on Tuesday and the broker has still not contacted us. This is why I think he did not tell them about it, and when he got emailed the offer, he realised he hadn't told them about the change and was hoping they wouldn't post it out.

    Best policy, hold your hands up admit you messed up - people in the main appreciate it (not that i make mistakes so i would'nt know :P)

    Nevermind, the main thing is you have your offer - it can be amended without any major problems. Email it over to your solicitor, let them know the solicitor is being amended so it will be reissued but in the meantime they should be able to crack on with the searches.

    Also make the other solicitors aware your not using them - just incase they try to start the work.

    Is your chosen solicitor on the lender's panel?

    Check with solicitor to ensure they can act before changing anything.
