Santander - Valuation late in the process ?

When they say agreed, it is subject to the valuation but as long as nothing is thrown up on the valuation report, then the case will proceed to offer.
Quite often with Santander, the valuation is free and so this saves costs being incurred on a case that is not able to proceed for one reason or another.
The only difference is on buy to let applications, where they instruct the valuation at the start.
but for a buyer who happily incurs costs legally and with a building survey , you would think they are confident the valuation will go OK..?

It is santanders process.
Some lenders instruct at the start, some at the end.
Santander do it at the end.
All lenders have their own processing procedure regardless of the ins and outs of any particular application.0 -

Nothing to do with your solicitor.
The EA's role is to keep all parties informed.

If it`s nothing to do with the conveyancer why then would mine not proceed until they had our mortgage offer ?
The EA obviously wasnt in the loop then!
I see what you might be implying ref stalling , but why then would they have had the full survey in June and solicitors queries raised and answered already , if they were trying to stall...
