Very interesting - perhaps they are over estimating the value of the properties then but wouldn't that be exposing them higher risks which I thought they were trying to move away from going forward.
I hope mine does get valued independently at £100k but I seriously doubt it!!!0 -
I guess it all depends.
how the area is doing, whats the outlook for the area, and what you have done to your house since you have brought it, if its just repainted perfectly good walls, then not a lot, but if you have ripped out an awful kitchen and bathroom, and rennovated all round, could make a bit of a difference to the figure you paid... in 2010Plan

3) Ensure healthy pension fund - (Doing)
4) Ensure house is nice, suitable, safe, and located - (Done)

Zoopla can be misleading if properties are not similar - My Road of barely 30 houses is a mix of 2&3 bed stone terraced, Semi Detached - with extensions etc and bungalows (some with upstairs extensions).. Recent sales have been a mix of houses that are estate sell offs (mine included which need redecorating to modern taste) to houses that are more modern and had such extensions..
So basing the valuation on Zoopla is more confusing as it doesnt know which heading a house falls into..
In the case of the OP, assuming they didnt really over pay back in 2010 (or the local area had downturn) then realising same value for revaluation purposes shouldnt be a big ask - its not as if there trying to claim to have added XX to the value..

Just an update:
The surveyor valued my pad at £160,000 so I've been approved by the new mortgage provider, legal side all going through now
One thing off my ever growing to-do list :T0
