NewBuy mortages - how common are these?

I've been reading up on this as we are considering taking advantage of this new offering to help us purchase a new home.
But in reality, how easy is it to get a 95% mortgage on a new build?
Some stories online seem to suggest that it's not as widely available as we are led to believe and that it is very, very difficult to obtain one.
Anyone have any experience of this?
