Newbie Self Build mortgage question!

Hi guys,
Just a quick question that Im hoping you guys will know. I own a plot of land that I plan to build a small house on, I was given the land by my parents and therefore have not purchased it.
I dont currently have any planning permission, but was wondering, if I own the land would I be able to get a self build mortgage without a deposit (assuming I get planning)? Will the land itself act as a deposit for the mortgage to be given?
If so, can you recommend a good lender to approach?
