I'm no mortgage expert, but a couple of years ago I couldn't get a mortgage because I am self-employed and didn't have 3 years full accounts to show.

In the end I made an appointment with the Nationwide and took everything I had with me - bank statements, client contracts - all of my business books (I almost needed a wheelbarrow to take it all in!!) However, after discussing it all face-to-face they agreed to lend the money.

It might be worth making an appointment - you've nothing to lose.
  • Thanks all for your help. We may just descend on nationwide xx

Nationwide processing and underwriting is not done anywhere near a branch, so if you steam in there, all they'll be able to do is phone the service centre and give you the phone.

The cases are underwritten by the same people, regardless of the business source, so you do not get different treatment from another part of the organisation.

You need to find a lender which will not have the same approach as Nationwide takes to income/student loans.

Cjs - Nationwide routinely lends on two years profits from an Accountant's Certificate or HMRC SA302s. Some lenders accept only one year.
I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. • Thanks Kingstreet- we will regroup and see what we can do. Unfortunately we just don't had the £5500 to put in at the minute to pay off the student loan.

I appreciate we are in different times but we are two hardworking honest people who just can't get a break on the mortgage front!

Think we might end up putting this one down to experience x
