quick question on contract received

Hey Guys

we are buying a property and the valuation was supposed to be carried out today so we are hoping to hear from HALIFAX soon

Meanwhile our solicitor has sent a copy of draft / contract sent by vendors solicitors

Few things of concern :

1: the items listed as included in sales furniture fittings etc
when we viewed the prperty vendor told us apart from few other things mentioned , he would be also leaving a TV and 2 washing machines. However "TV" isnt mentioned and washing machine option is crossed out

I know these are small things but small things add up and we raised our original offer based on few of these things now this could be an oversight from either solicitor or now they have decided to take away

what should we be doing at this stage ?


apart from that , the property has kitchen extended at rear + conservatory + it has a shed with pitched roof built

the details given shows abt conservatory and extended kitchen but mentions shed as "garden shed" although its a proper built one, is that how it is generally mentioned

also should we request planning permission details for extended kitchen or is this something that is checked by surveyors ?

    The solicitors goes through the whole planning permission and building regs certificates with a fine tooth comb. If anything is dodgy they'll pick it up..

    If only! Don't put too much faith in your solicitor and I would be contacting them and raising your concerns NOW to seek an early resoluton.

    How would the solicitor know there is a potential issue (or area of concern) unless the buyer flags it up?

  • Your solicitor passes the information on to you to see if you are happy with it. If it is not as you expect then tell your solicitor - they will ask the sellers solicitor who will in turn ask the seller.

    If you expected x y and z to be included then tell your solicitor it is not as you expect.

    Planning permission should come out in the local authority search, but again if you want to know, ask your solicitor and they will ask the sellers solicitor. It could have been built under permitted development but should still be built to a good standard. Ask how old it is and if there is a guarantee with the builder, copies of receipts/bills etc.

    Is there a new boiler, when was this installed and does it have corgi/gas safe registration?

    Are there new windows, in which case there should be Fensa certification or registration with building control.

    This is the point you ask all the questions you need to so that you are happy with everything. It is the most expensive purchase you will ever make, so ask everything you think is important.

    If you spend £2,000 on a car you check its got an MOT - so if you're spending £200,000 on a house, you'd be wise to check everything is in order!

    Yes, simple. Contact your solicitor and confirm your concerns. It isn't rocket science!

    i have called EA to confirm the contents, my main concern is the outhouse/built shed ...

    i will email my concerns to solicitor thanks, just wanted some opinion at what stage should i confirm these things
