this is interesting as have the same dilemma. put exactly 85% down 3 years ago and only paid off around £2200 due to long term and high interest. i also think mine has gone up. i looked at nationwides index tool thing and it valued it at £5.8k more than i paid 3 years ago
i disagree re internal stuff affecting value as think it depends on property. where i live every house is a terrace in this postcode pretty much and lots are sold. values anywhere between £90-£160k for the same actual building. only variants are size of garden and condition of house. i use rightmove to try and gauge prices as they have a sold prices tool but it also shows the advert if available so you can check its a similar house, similar condition etc...

It was certainly worth getting the valuation done as I would never have dared listed the house price at the price they quoted to me.
A surveyor is employed by the lender. So may well be more cautious in terms of valuation. As they have their Professional Indemnity Insurance to consider.0
