I will instruct an electrian and heating engineeer to service both that way I can find out if there are any underlying problems

The surveyor has told you that the value of £100,000 is taking into account the cost of the repairs possibly needed, so infact you are still getting it for £5000 cheaper, in light of that, so to ask for a reduction of even more would be totally taking the pee if you ask me, and i think the vendor would feel the same, having given it to you for even cheaper than its actual value after condition has been taken into account...
i wouldn't bite the hand that feeds you by trying it on!!!0
