    Someone tried that in the chain I was in earlier this year (not my buyer either !!) - I told my solicitor to tell them that if contracts weren't exchanged by 1000 the next day I was pulling out and bringing the whole chain down. She rang me at 2 the same afternoon and said contracts have been exchanged :D:D

    If someone offered me £1k cash on completion i would run a mile
    what reason could there be to give the £1k separately and have either party gain financially without it being illegal in some way ?

    thanks for the replys. the house is in hu7 and to be fair is well priced. its just that feeling of paying too much that i cant shake. everyone wants to feel like theyve got a bargin.

    if thye had come back on mon after making me sweat id be happy!!

    its a buyers market and i feel ive sold myself short. i wouldnt want to change the offer now as thats not very gentleman-ly. id rather lose the house and learn my lesson.

    if the vendors are that desperate maybe they'll come back to us or sell at a better price to someone else.

    OP, have you told your solicitor about the £1K cash on completion?

    If you don't, then it will be tax fraud as the purchase price for the property will be mis-declared for stamp duty purposes.

    Have you told your lender about it in your mortgage application too?

    I had my first offer accepted on a property.

    Up at £289, offered £289 and accepted within 30 mins. Normally I would take that as a sign I had paid too much for something, but:
    • We have seen a lot of houses and nothing in that price range compared
    • Sold prices on the road range from £280-£350
    • We thought it was worth it

    TBH if I were my vendor I would have thought I'd set the price too low.

    Our house is chain free with the previous owner having passed, I'm assuming they set a realistic price so they could get rid of it asap.

    When I accepted an offer in April for my old house, my buyer viewed my house, put in an offer an hour later and after 1/2 an hours negotiation (1 phone call) we agreed a price and completed at the end of June. He didn't get a cheap price, I didn't get a great price, we agreed on a reasonable price. It doesn't have to be a battle.

    BTW, £1k cash on completion? Why? Alarm bells. The vendor is gonna get the full £145k on completion anyway!

    If you're in a good position the vendor may have accepted a low offer to get things moving (no pun intended) especially if they have previously had a chain colapse on them.

    Frankly if you start messing them about for a small amount you are running the risk they will pull out anyway .....so think very carefully and research prices similar properties have actually SOLD for (not what was asked for them) before deciding.

    I dispute this `buyers market` being trotted out all the time , its always used , regardless of the local conditions , some areas , Cambridge , Milton Keynes for example , are hot , and if you faff about too long , you lose , the same for certain areas of towns all over the UK i`m sure
