Big update on this. To cut a long story short have broken up with my other half with no chance of reconciliation. Wedding off, house purchase cancelled etc etc.
Now my plan is to focus on me, my career and most importantly having fun. Living with my dad at the moment which is OK and bearable 90% of the time, however i am quickly outgrowing the box room.
My plan now is to save more money to hopefully purchase a house on my own next year some time. Will leave this thread open and re-visit when i plan to buy.

Wow that was quick! Just getting used to you moving in, killing yourself with overtime to buy 2 houses, but fundamentally happy and then POW!
