    Even though you may be in the priority area for STAGS I thought it was now decided by lottery from all applications within the St Albans catchment area? Of course you only need to wait until the eldest is in the school as after that siblingness is enough.

    Going back to the original question, I am currently looking to re mortgage with Santander who do a 5 year fix at 2.49% and will lend up to 5x single income IO with selling up and downsizing being considered a suitable repayment vehicle as long as you have at least 50% equity and St A seems to be selling like hot cakes at the moment so your valuation should be good and thus you might be able to consolidate some of your debts and get a nice low rate IO.

    I agree for some reason St Albans seems to be selling like hot cakes. When we sell probably won't use an EA, these properties seem to sell themselves!

    Anyway, revelations tonight means we may not need to sell at all.

    We went to Hitchin today to have a look at properties, not exactly cheap but we can get a 4 bed detatched for around £450K

    Anyway, when we got home DH retired to his workshop. I've not been up there for around 12 years and what a surprise:eek:

    I've always known he's a bit anal (Sorry love) but I was amazed, he has boxes and boxes of toy cars, most unopened but the majority bought between 1965 and 1980.

    A whole case of 1977 silver jubilee London buses (24) still in their original box they were delivered in all unopened.
    Cars and buses sold in the 1940's and 50's in their original boxes, most opened but some still sealed.

    We had a chat, I told him if he died tomorrow I would probably sell the lot for £50 as I know nowt about toy cars but am aware they're worth a bob or two.
    He is happy to sell them as he hasn't even opened the crates since the late 1980's!

    I suppose I'd better wander off and see if :money: has a "flogging unwanted collectibles" anywhere.
    It may not solve all our problems but it may buy us some time.
