'Complications' relating to title of property

Hi everyone. I'm currently re-mortgaging, and just logged on to a legal case-tracking system I've been given access to during the process. I wonder if anyone here can help me figure out the likely meaning of an alert that has just appeared, which is worrying me a bit this evening!

The alert says that there are 'complications relating to the title of our property that need to be dealt with'. We are fairly early on in the process (it's just been handed over from brokers to lenders legal team) and I was not aware of any complications, nor am I entirely sure what kind of issue this could be (googling did not help, as it only gave an example of a house being in negative equity, which we are definitely not).

Can anyone advise? I'm a little worried to say the least! I've seen our entry in the land registry, and as far as my non-legal knowledge extends, it all looks pretty solid.

    Really could be anything, have you spoken to LR about this ?

    There is also a LR rep on the forum whom may pick this up.

    He'll see the thread and post up, or have a hunt round similar threads and if hes answered there, ask him to take a look at your thread.

    Is there more than one charge on the LR entry?

    Is there any possibility of a dispute over the land included in the registered property?

    Could be any number of things. Could be somebody in the solicitors putting the note on the wrong case.

    Call solicitors first thing tomorrow and ask them.

    Looking at the copy when we bought the house there are two charges on it - I'm not really sure what this means, however!
    Is there any possibility of a dispute over the land included in the registered property?

    I do hope not! Wouldn't we know about this if so? The only thing I can think of is that we originally shared a back garden with a neighbouring flat, but have split the garden in two as indicated on the original plans. No disputes there...

    The lender's tracking system is the system with the alert so it would be the lender you would have to ask as to what the problem is as GMS suggested.

    Once you know what the issue is then Land Registry might be able to offer some sort of guidance but without any specifics that would be merely conjecture and of no real value.

    More than happy to offer a view if you can ascertain the specific issue(s) behind their alert - presumably their is a contact point to enquire further, even if simply to check how long it might delay things for example?

    Thanks for your replies everyone. Just thought I'd post an update in the interests of any future visitors to this thread - I've now spoken to the solicitors and found out what this alert related to.

    It was actually pretty inconsequential, and seems to related to the mere fact of my partner and I being registered as tenants-in-common. We were originally joint tenants and changed our tenancy later on; this triggered the alert because it means we would need to seek a court order to take one or the other owner off the deeds. Since this is not our intended plan, it seems fairly irrelevant.

    I guess seeing this kind of stuff and not really understanding it is part and parcel of being able to access this info online!

    All systems are designed to deal with the 'ordinary or routine' I guess initially and if anything fails that rule it pops up as an alert.

    Often as not such things are easily resolved but as it will be a catch all form of alert you can never be sure as to how big an issue it might be.

    Glad it was simple to resolve and hope things now progress smoothly.

    Tenants in common/Joint tenants is one aspect that can be an issue but as you mention often easily resolved providing all parties are aware.
