    I'm three.... my application went in today though via a broker. My nails are worn down, don't even start me on my wifes. ;-)

    Hi Fluffpig. It's all come so quickly yet I gained this sense of doubt when after shelling out for valuation and instructing my solicitor to press on, I am suddenly casually informed by the Mortgage Broker that this is all subject to the mortgage offer being approved. Shame it cannot be Mortgage Offer Subject to Valuation rather than paying for a valuation and then being told you cant even get the mortgage lol.

    Hopefully the casual feedback was just a relaxed Mortgage Broker, who has said that everything should be fine.

    As Andy said, no one on hear can settle my nerves, but I guess I am after just a little feedback from the retired underwriters or brokers of this world that would at least provide a bit of info on the process of reviewing my original post. What they would do that was not already established at mortgage promise stage sort of thing.

    Best of luck and fingers crossed it all goes through smoothly for you. How long have you been waiting?

    Mine went to the underwriters last weds and I was told it would be the middle of this week at the latest to get a yes/no!! I keep expecting to be asked for further info as ive only supplied 2 payslips and my P60, but so far nothing!!

    Ive paid for the valuation but have got the solicitors on hold until im sure of the outcome;)

    As a rule of thumb if they've billed for the valuation you should be fine so long as your requested documentation matches the application form, they don't do that unless they're confident of it going through.

    The underwriters work for the bank.

    It's their job to assess all the information that has been provided about you and the property, to make sure you and the property meet their lending criteria.

    They would not have instructed the valuer unless you had passed their credit scoring system, so that is a positive.

    As long as all the confirmation documents you provide confirms the information originally stated on the application form, the bank statements don't reveal anything untoward, like you regularly exceed your overdraft limit, or payments to a loan you haven't declared, and no other advserve information is found...... Then all things being equal, there is no reason why they will not offer the mortgage.

    So, all you can do is wait to let them do their work, and be prepared to answer any queries they may have

    Just to update that I phoned the branch today and they contacted head office who said that the mortgage has been offered and the formal letter has gone out in tonights post..:j:T

    Hope you and the others who are waiting get the same news soon:D
