FTB question....

Hello....

Quick question.... Im working with a Broker currently on HTB house. With defaults in the past the broker we are working with explained the best company to speak to is Woolwhich (Defaults are 6 years + in Oct/Settled over 3 years now) and with our criteria is fits best.

As expected it wasn't a straight forward yes and got referred. We are now in the process of going through the full application. The broker has asked for card details for the valuation fee. Is this the standard? If i did get declined there wouldnt need to be a valuation so would i get a refund on this??

    If they are asking for card details as long a the valuation is okay be fine
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    Your broker should have given you a mortgage illustration and in section 8 all the fees are listed and it is noted if they are refundable.

    I suspect Woolwich have told the broker they need a full application to consider the case further. He cannot submit the case to them without card details.

    Dont assume the case is 'fine' and subject to valuation only.

    Thanks for the info. Spoke to the broker this afternoon. If the mortgage doesn't go through then I will be refunded as woolwhich do the valuation after the full application. Looks like its a 2week wait to see what the underwriters say.... If no start again once the default drops off in october.
