Then I go back to this:

"I queried what the application said i'd be paying off. This turned out to be everything but i wasn't planning on clearing the credit card so i had my details amended. Thank goodness everything was fine and there was no change to my offer.

My question though is we've since paid our CC down to around £1000 but as we're buying a new build and we want them to do some things before we move in there's every likelihood it'll go back up to 3k or possibly a whisker over"

You notified that you did not intend to reduce the 3k, lender accepted that. You did then reduce that. Perhaps you paid off the extra on the card, intending to use it for this work and stay within the amount agreed by the lender?

That approach seems to be entirely within what your lender has already accepted, so it should not be problematic as long as you stay within that 3k.

4k? Might be too much. 3.5k? Might not be.

Will they ask for a credit card online statement showing recent transactions to check? No. They might do a credit check to see balance at time of most recent statement, though. So if you do the work and have completion before your next statement, they won't even see that you brought it back up to 3k. If you paid it off within the statement period they might not even see the initial reduction.

Thanks James that's pretty much the conclusion we'd come to. We won't risk any more borrowing but if we keep the CC where it was when we applied there should be no problem.
