Thinking of threatening to switch from HBOS

We have had a repayment mortgage with BOS for about 5 years based on a self-cert. It is 1 per cent above base rate on a mortgage of about £118K. I was thinking of calling the BOS to ask what they could offer to persuade me not to switch to another lender. Anyone had experience of doing this and how competitive is that rate among repayment mortgages?
