    Firstly why did the broker select Virgin? Did they explain why, especially considering they don't believe the income verification is there.

    Changing accountant will not be ideal but the figures should be there for the new accountant to work from once instructed, or the current to use.

    I would call HMRC first thing tomorrow and request SA302's anyway. Ask for them to be faxed to you also and be nice to the person on the phone.

    L&C are fee free so will do the minimum amount possible. May be worth getting a more pro active broker involved, even if there was a fee payable if speed is important to you.

    HSBC will lend on Buy to Let Terms subject to the following:
    Income of £30k and previous experience in the rental market (Not an option)

    Or if you have a Premier account with them (which has its own qualification criteria) and the last 3 years full accounts or tax returns (usually accounts) dated no longer than (I think) 12 months ago.

    May not be an option, and I'm sure a good broker can put you in touch with some easier solutions.

    SA302's were requested 4 days ago but not holding my breath...

    I am hoping that Virgin will be a goer but if not then will have to try HSBC as a premier customer. I have looked at the criteria on their website but it's not detailed. Does anyone know if HSBC have any requirement for us to be homeowners?
    Do I want it? ......Do I need it? ......What would happen if I don't buy it??????

    Get a decent broker on to this. There are options based on what you have said.

    Call HSBC and see what they say. Very picky lender though.

    Many Buy to Let mortgages are broker only and a broker will have contacts within the lender to discuss what can and cant be provided.

    Could be money well spent?

    Yes a decent broker would definitely be worth spending on but the question is where to find one? We tried a broker who was highly recommended by family members who had used him successfully but he couldn't find us a single lender, and I do think he really tried!
    Do I want it? ......Do I need it? ......What would happen if I don't buy it??????

    Won't comment on your chosen broker but if all as you describe then should be options.

    Try another maybe? Or ask current one to look harder. Was the broker you have fee free?
