Self Cert Advice - first time buyer

Hi,
I'm looking for some advice on obtaining a Self Cert Mortgage. We are both self-employed and first time buyers. We are looking for a self cert mortgage with a minimum proof required (i.e accountants letter would be fine)
We both take in £36k each before tax and NI and have monthly outgoing of £400 (loan) and credit card balance will be around £2-3K at time of applying. We need a large mortgage, around £250k due to the huge house price boom where we are.
Can anyone recommend any mortgage lenders or advisors for us to see?
Thank you for your time and help.

Thanks for the replies.
We have a 10% deposit, perhaps 15% at most. I have been self-employed for 2 years but net profit has been low compared to forecast this year. My OH has only been self -employed (same business) for a few months.

On the face of it, this should be possible.

Thanks. Can anyone recommend a whole of market mortgage broker or is it better to use someone in your local area?
Has anyone had any experience of getting a mortgage with minimum 'proof'?
Thanks

I always think seeing someone local is better for a less straightforward application. As long as you are truthful you shouldn't have a problem - the whole point of self-cert is that the income need not be provable.I am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.This signature is here as I follow MSE's Mortgage Adviser code of conduct.
