3.19% is not the best 5 year fixed rate available.
Point 2.
Take a 2 year rate, I would not want to be tied in for 5 years with my sister. What happens if one of you wants to move on?

Agree the rules under which you will sell and who gets what before you buy. Also what happens if one of you moves out later.

That's the best rate I have found so far for a 25% deposit and I will be receiving the deposit as a gift, not all lenders allow the deposit in the form of a gift. Are you aware of anything better out there?

We have a very good relationship even if she moves on I can still pay the mortgage, I pay nearly all of it now anyways.
