This really annoys me with estate agents, yes they have a duty to verify the eligibilty of potential purchasers, but they MUST pass your offer on to the vendor, often this is just an excuse for highly target driven underpaid sales "negotiators" to get you in front of their mortgage advisor.

    - rant over !

Yes it is despicable practice and just lowers the image of their industry. EA's are meant to make sales happen not bully potential purchasers. It makes my blood boil to say the very least.

To the OP, brokers are very busy people so unless you actually intend to give them the business please do not just use them to gain an agreement in principle. Using a broker brings value,a much needed opinion, and person purely on your side during the house buying process. Don't underestimate the influence an independent broker has over local estate agents - the ones near me know me well enough not to take the michael due to clashes in the past.

Why not book an appointment to view the house again and make the offer directly if the EA is being like that.

All you ahve to do is explain that you put an offer in with the agent and before you start getting unnecessarily credit checked you want to know whether the offer is acceptable. If an offer can be agreed, you will go and get your mortgage sorted and valuation booked.

Hopefully your offer will be accepted but in any instance you can at least plant the seed in their mind that the agent has been witholding other offers from them and you can suggest the make a complaint to the ombudsman as ALL OFFERS must be passed to the vendor unless the vendor has SPECIFICALLY stated that they do not want to entertain offers under a certain amount. That said, the offer should be refused straight up straight away!
