After valuation, does an offer get issued?

    Depends on the lender, it can be within 24-48 hours, but it could also be a week if they have delays or longer if they need more documentation - it might even be never if the house isnt mortgageable.

    How good is that reply for sitting on the fence?

    LOL about sitting on the fence. Lender is Leeds, house is a new build, went through a broker and believe all has been submitted.

    If only ACG.

    Lack of communication since he submitted the app. 5 weeks from app to valuation and just fobbed us off. With answers such as "in my opinion....", "Based on the app submitted before yours...."

    It just seemed once he had his money he lost interest

    In that case, not that you should have to do this but call leeds on 0113 225 7889.

    Dont bother going into the ins and outs of your application as they probably wont discuss it with you anyway. Just tell them you have a generic question - once the valuation is done, presuming they have all the paperwork, how long is it currently taking to have an offer issued.

    Even if they cant give you an exact answer it will give you a ball park idea.

    Found out it is 72 hours after valuation.

    24 hours to review the valuation and then as long as all paperwork has already been supplied it is 48 hours after that.

    See how quick and easy that was! This is one of the small things your broker should be doing for you.

    Give them a kick up the backside, tell them your not happy at how your being left to have to call the lender yourself. It might give them that kick they need.
