    Great thanks for the confirmation, do you know anything about the free legal fees/valuation? Or if it's worth still consulting a broker (fee free).

    I'm a little concerned that we should still appoint our own solicitor in case theirs are slow.. Anyone had any experience?

    Movinghelp you need to do a little more homework surrounding mortgages.

    You do realise I meant appoint our own solicitor instead of using Nationwide's and taking the £250 cashback NOT that I was assuming only the vendor needs a solicitor?

    It's actually 499 even with the discount, was 999 apparently.

    Find a conveyancer who is on NW panel and you can instruct them to act on your behalf and also NW's (tell the mortgage adviser that you want so, when applying). If you want to use one who has been recommended to you by someone you know, call and ask if they are on NW panel.

    My experience with both "fee-free" and fee-charging independent "whole of the market" brokers wasn't too great .. in the sense that I had to find the best deal available on my own. The one I applied for is better than what either of them had told me about / offered.

    But that's just my experience! Perhaps my choice of brokers wasn't the best.
