First Time Buyer Question

I bought a house in 2007 with my ex but got rid of it 2 years later. I didn't use a 5% first time buyers discount on that house. Now that I am looking at buying again, does this mean that I can still use a first time buyers discount even though I am not actually a first time buyer?

If not, my current girlfriend is a first time buyer. Can she use her discount on the house we are looking to buy or do we both have to be first time buyers to get the discount?

A first time buyer discount is in relation to a new build im assuming and its set up by the building company?

Im assuming you would both need to be first time buyers in order to meet their criteria, but if its a new build, just haggle with the developer you will probably get the 5% discount anyway.
