fixed term mortgage & capital overpayment

Hi

Does anyone know how to see changes when a one-off capital payment is made to fixed term mortgage.

Yearly 10% is the maximum overpayment is allowed and the Mortage term is 25 years and Rate is fixed and stepped by 1% for the first 3 years (locking term)

Any calculator that details information to this level ?

Thanks

I found this calculator on a US website. Works fine in any currency.
In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:
