Hi,
Right you're not based in the selling EA nor acted for the previous buyer, which means that the info re the prev buyers Santander survey allegedly valuing up, but the pch collapsing for another non-related reason, has come directly from the Vendor, whom as we know will obviously have a vested interest in whats being put out there.
Colleys won't place any weight on this, even if you've seen the survey, or know for an absolute fact that it valued up (with proof), and I would certainly take the Vendors comments in this situ with a pinch of salt.
If Colleys, even at snr uw level, refuse to review the figure (even if prev recent supporting comparible sale figs are submitted), then your clients refuse to pay the price (which I would advise, given that to do so may immediately compromise their LTV for any onward sale/rmg exercise), OR ( and apart from taking a rather large punt on an alternative lender and improved 2nd survey), they find the difference from their own funds.
Personally, I wouldn't facilitate or encourage my clients into being pushed, pulled, bullied or coerced into paying more than market value, no matter how much the EA or Vendor may bleets its worth every penny and been undervalued - but the choice is ultimately their own and some won't listen to reason or experience.

and seller, buyer and EA are 101% convinced that it is the right price for the property especially when it has been valued at that price by Abbey.
EA acts for the vendor. Their incentive is to get highest price. So, both seller and EA would think it is the right place as they dont want to lower.I am an Independent Financial Adviser (IFA). It appears as though there is a little naivety and manipulation between parties here.
Lets see what the OPs BDM can do with the surveyor (although knowing colleys and the scope of BDMs, I doubt there'll be much scope, esp if a high LTV before the downvaluation).
Anyhoo, it'll be a learning curve for all.

Surveyors normally get on with the job in hand. The last comment in particular sounds very unlikely. Perhaps the vendors were hassling the surveyor and this is their revenge having elicited no responses at the time.0
