New house with missing kitchen

Hi there,

I'm new on this forum and would really appreciate some advice.

I'm a first-time buyer from Northern Ireland and am interested in a repossession property. The property is a brand new townhouse in a development, which was owned by the previous occupants for less than a few months.

Everything is working in the property, it is a finished product. The problem is that the previous owners took the entire kitchen with them as they left. This means the house is not mortgagable..and I've been finding it quite difficult to find a bank willing to offer a retainer.

The work needed down can be finished within a few weeks, at under £3000. We can fund this ourselves and make a quick job of it.

After speaking to Nationwide, they said there may be some lee-way if we can get it passed by a surveyor that the property is livable. It definitely is, but does anyone know if there is any hope of a surveyor passing it as such?

Also, any alternatives to seeking a retainer?

    I saw a lot of such houses (kitchens, radiators, bathrooms, etc) removed when looking at houses last year in Northern Ireland.

    A lot of the estate agents were saying that they were cash-only buys so I'd imagine a mortgage would be hard to get - otherwise, the estate agent would have told me to try applying (so he could get his commission).

    I've often wondered whether it would make a difference if you were getting the mortgage from the bank that reposessed the house - probably not.
