Also I should say that I have carefully budgeted all the expenses per month, and it would be possible to get the mortgage and continue paying the creditcards but I would just about be 'keeping afloat' and paying the minimum payment, maybe perhaps paying off a little more each month, but I think it would be dangerous...0

You have not posted enough information about your income.
You could mortgage for up to 125% of the property value if your income was sufficient.
