    Because supply is low, buyers are bidding for most houses. Before any crash*, market stalls and thus we are about to enter that phase soon.

    * = crash means slight fall in price eg 5-10%
    Happiness is buying an item and then not checking its price after a month to discover it was reduced further.

    Nope.

    A lot of noise form the usual suspects when it happened though, claiming this would cause prices to plummet.

    Wrong again.

    Surely the whole point is that interest rates rise once the economy can bear it. Interest rates aren't a whip for self-flagellation.

    One of the effects is that mortgage costs rise but people are better able to afford to pay the higher mortgage cost. That's the point! (as you imply).

    The cloud in the blue sky of the UK's economy is that interest rates have fallen so low that nobody really knows how to get from here back to a normal economy as we don't have any experience of doing that.

    I expect that interest rates will be permanently lower. That's a part of my systemic bear prediction. An aging population will want to hold more cash in savings accounts and that will hold down market interest rates as well as house prices. This time it's different is a dangerous prediction to make but I honestly believe that the UK is going down the same path that Japan went down in 1989. You can fight almost anything but demographics.

    I realise that you HAMISH are in favour of immigration to solve the problem and I agree that it would work. I do wonder about the political feasibility though.

    Likewise with over priced assets and a huge debt pile. Plenty of similarities.

    The moral of the story for these people is if you don't want to be found out for saying stupid things, don't say them in the first place.
