Anyone used Payplans Recommended Mortgage Broker?

Hi I am in an IVA but hoping to get a mortgage and Payplan have referred me to their recommended Mortgage Broker who just called me. Unfortunatley I am at work so could talk to them at the moment. I have re-arranged the call and the earliest they can do it is 1pm next Thurs - this is 5 min call to see if they can help me at all and if they decide they can I need to schedule another call.

Im feeling really anxious and need some reassurance....has anyone been in a similar situation and used them?

Thanks

Have a look in your local yellow pages and find yourself an Independent Mortgage Adviser in your own area - that would be best.

Then you have your MA at your door, so to speak, when you need them to be there.
  • I thought because Im in an IVA I had better tread carefully...and go with a company that have experince in this area. Due to the IVA Im terrifed that I wont be accepted for a mortgage or for the amount we would like.....
Im interested to know if anyone else in an IVA has done and what the interest rate they pay is?

Payplan probably have a lot of different mortgage brokers they recommend. As C&Q says, I'd look for someone local. Most mortgage advisers will have experience in mortgaging someone with an IVA

You need a Mortgage Adviser whom is used to dealing with Lenders who will lend to folks in adverse credit - IVA and bankruptcy.

Past that there is no problem.
  • So you think there shouldnt be a problem with us getting a mortgage? Im releived about htat..we have seen a house that we believe is perfect and an excellent price and as far as we are concerned it is affordable...

This may be like asking how long is a piece of string...but how long does it usually take for a broker to find a mortgage company willing to offer a mortgage and if they do offer one is it guaranteed? Im scared that they will say yes then when the actual offical application takes place after we have made an offer they say no!?

Based on the amounts you posted on the other thread you should be able to get a mortgage.

I would be wary of the broker that they recommend, they may well charge a fee and/or not be whole of market and may put you under pressure to buy more insurance than you need. Its also very weak that they can't even talk for 5 mins before Thursday. The commission on the mortgage should be sufficient, so any broker should be fees free and whole of market.

  • Where can I find a whole of market mortgage advisor? A one that I know is experienced and a one that can be trusted?

I have heard that Chelsea BS have offered mortgages to people in IVAs and Im tempted to approach them directly but its preferable to get a few quotes without running a lot of credit checks so I thought it best to go through an advisor,

Can anyone PM me with recommendations or is that not allowed?

Sorry that is not allowed, at least, not from the brokers on the site

The board rules state that if you want to you can contact the brokers yourself directly via PM
