    Yeah I didn't mean that the £130 was profit to spend. I have reserve cash for maintenance on my properties. I was just illustrating that the income would cover the loan(s). Thank you though for your comment mate.

    Rates would be fixed ahead of time so no risk there. Me and my cousin have about 15 properties and are actually pretty conservative with our risk tolerance.

    Is this a surprise? They have no security against the loan, no quick access to the funds if their circumstances change, no redress if your business plan falls about your ears and you can't pay the monthly amounts,

    As per my last comment, I would fix rates for 4 years. My friends have the biggest security, they know that I never default! I just wouldn't let anyone down, I couldn't live with that. I've borrowed tens of thousands before from individuals and always pay early. But, the recession has made people more wary, understandably.

    I've never been in debt in my life, borrowed multiple times from people and never once defaulted and have a solid port folio bringing me a passive income.

    Not everyone wants property and some people want to earn 10% on their money which I would pay. I would make damn sure I had the means to pay back if things went wrong, I would downsize and work 24/7 in a heart beat before letting anyone down. Why am I defending myself, perhaps this is the wrong place to post this question.
