You need to post more information to help us assess the best way forward.
Property value?
Mortgage interest rate?
Any redemption penalties on your mortgage?
What term is the First plus loan over?
What interest rate are paying?
Regards

You could ask existing lender for a further advance (withy no redemption penalties) until mortgage is out of penalty and then remortgage the whole lot but it wouldnt be likely to be a massive saving as further advance likely to be standard variable rate.
Best thing to do is search for whole of market no fffes broker. Google should help.I like to give people as many choices as possible to do what I want them to. (Milton H Erickson I think)0
