Help re finding mortgage/bridging loan?

Hi,
We are looking to find someone to lend us approx £150k to buy another property...my husband is a builder and wants to buy something which needs refurb or extension.
We currently have just a 10k mortgage on a house worth approx £380-90k.
I rang the Halifax (our current lender) and they said they could only lend about £32k going on DH's salary from last year (approx 35k). (I'm not earning because I stay at home with our two young children).
The house we're looking to buy would be turned around in approx 3-4 months so we only need the money for that length of time.
Any advice or help appreciated.

see a broker about a buy-to-sell or buy-to -let mortgage. lending only 1 times your salary seems very tight I'm sure other lenders would give more.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
