can you get a buy to let without having a residential?

My situtaion is; I have some savings, but wanted to use them for buy to lets, but also wanted to buy somewhere on a residential for myself to live in. So I have found somewhere for me to live and have got a 100% mortgage on it so as to leave my savings free to use as deposits for buy to lets.

The stage I am at with me resicential mortgage is the searches are being done and I am awaiting the results which should be fine.

I do however remember someone saying that you couldn't get a buy to let as a first time buyer? am I right in that? or is it just certain buy to lets that have that stipulation?

    See a broker, it is possible but there are only one or two lenders who will do this. the other option is to delay your BTL until you have bought your residential.

    its quite easy. I have quite a few clients whose first purchase was a BTL
    I like to give people as many choices as possible to do what I want them to. (Milton H Erickson I think)
  • Your best to see an IFA. I was surprised at how few lenders we were restricted to because of our age, apparently a lot of lenders wont do BTL 's for under 25's - something else you need to be aware of if this is you .
