* market value is what anyone is willing to pay.If the EA finds someone willing to pay more than you, then clearly you did not offer market value.
* Who is selling? Still seemstobe Executers of the will (though you've ignored this point). They have a legal duty toget best price, otherwise the Beneficiaries can sue them!
* the 'friendship' is irrelevant. Do you really expect them to sell it to you cheap? The lesson here is :never mix business & friendship!
* you are being unreasonable. Just about every posted response here has said the same thing yet you still witter on.

1) Maybe I should reword it to 'A value which is realistic, based on previous house price sales in this area.'
2) The Executers are the beneficiaries of the will, as far as I can tell (although I don't know how probate works, what I can ascertain is that the daughter is the sole beneficiary of the estate).
3) I am not expecting them to sell it cheap, I have offered to pay the price they were asking for. The only difference is that I wouldn't do it through an EA.
4) Your opinion. (See what I did there?) Some of the posts have actually answered my questions regarding the house being registered before it sold, and the fact that the EA might be working without the sellers registering.

Gm may rub people up the wrong way.
But i have yet to see a post that i disagreed with regarding advice being wrong...Take note..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -

If the sellers agreed to sell it to you, then changed their mind and got an EA involved, I don't see how the codes of conduct will help you. Your issue is with the sellers, not the EA,surely?0
