    yes, that's why id like to sell after 5 years and use some of that to repay whats left of the mortgage

    You have to entirely repay the mortgage when you sell, there is no carry forward option I'm afraid .... (although a lovely idea !)

    If after 5 yrs, they'll be no RTB clawback, with regards to your mge exit fees, check your mortgage T&Cs.
