Renting Fee's!

Options
Hi,

I was wondering if it was possible to negociate fee's when renting, we have found a really nice house the rent is 1150 but they want to charge fee's of admin fee £544, Reference fee £108, check in fee £155.

Do you think I can knock them down?

Thanks,
Danny

  • Jesus christ, >£500 "administration fee" which doesn't include a reference fee and check in fee is absolutely insane.

You absolutely can negotiate and depending on the property (if it's not got a lot of interest) they may well reduce the fee however looking at this it says "Less fees paid to date", have you already paid the administration fee?

    Hi,

No but they want a payment today, they did get a little bit of interest but we are able to move in today! So I am thinking of maybe comparing to some local estate agents I called today, they all have fees of around £300 do you think I should offer them £300?

    Thanks,
    Danny

Theres no harm in asking...on the other side of the coin we are about to sign a letting agreement to let our property and have been given "standard" costs too which all seem rather steep on top of the management fee for the property...we have indeed managed to secure a slight reducuction on the % fee.....

I guess letting agencies command fees from both sides, the LL and the tenant ...but I guess thats business!!!

  • wow, bit steep that, you could try and haggle a price but the letting agents don't care about tenants, just the money, totally up to you though, personally i used gumtree and got a lovely private rent flat with no fee's or credit checks, good luck with your move though, its a stressful time

Seems insane to me... one reason (among various) that I try to rent directly from a landlord if at all possible. By all means negotiate, but if the LA believes they can find a suitable tenant who is prepared to pay it they probably won't budge. Comes down to the local market, really.

Yes it's high but they can charge what they like.

You can ask re the fees but they probably won't budge.

What you must ask yourself is would any responsible landlord allow an agent to charge fees like this to prospective tenants ? If they don't ask about the fees to the tenants only their fees then they are obviously the low life end of our industry ,just total scum and this will be reflected in how they look after you and the property throughout the tenancy.
Tell them to take a hike find a private let ,over 50% of us never use an agent .
I charge £20 per person credit check fee and still make money ,these scumbags need sorting out
