Mortgages and letting out a room

Does anyone know if the income from a prospective tennant is accepted as income when applying for a mortgage? Or am I hoping for the impossible, an affordable house?!:)

Sorry no - although under the gov's "rent a room scheme", you can receive upto £4250 tax free.
