    Just to give everybody an update. Got my offer from precise mortgage last week.

    I would suggest get a mortgage advisor to provide the expertise in ensuring you get the offer - its worth every penny.

    Thanks for the update, I'll be in a very similar position this time next year so all this info is helpful.

    Defaults all around the tail end of 2010. One early 2012.
    I've an AR marker though which Barclays aren't budging with. 2010-2013. All defaults and arrangement settled/partially settled with zero balances.
    20-25% deposit
    Director (10%) of limited company

    I would hope that I could achieve something in a years time.

    What sort of rate did you achieve?

  • Hi Jason,

    As long as your credit file is spot less for 2 years you should be fine.

    Use a FA ours charged 1k to sort everything out.

    We got a rate of 3.4% fixed for 24 months

    If you would like the number and name of the FA we used let me know... he is worth every penny (i am not affiliated with him in any way)

  • Do not go near them! They take an absolute age to process your application and in the meantime the vendor gets fed up and pulls out. They just keep using the easy excuse that "it's adverse what do you expect" knowing full well that you don't have any chance of going elsewhere The big problem is that the initial list of documents they require is actually about 20% of what they end up getting!!! I have a broken hearted chain due to these incompetent idiots

    I have a case I submitted on the 4th June, it went to offer yesterday. That includes the valuation being done.

    10 working days from app to offer isnt too bad.

    An offer within three weeks isn't bad these days.

    Well it is adverse so what do you expect ?


    It's not their fault that you have adverse credit. Quite rightly, from a regulatory point of view they have to ensure that you can not only afford the loan, but are over what issues you've had in the past. This can take longer than a regular high street loan.


    Precise are fine, but as with every lender, applications can be declined or take an age to get a decision on and these are the ones posted about.
  • My cousin applied for a mortgage with precise through his broker in West Yorkshire.

    House was 110k and 25k was shown and proven in account.

    Its been April 2015 since his agreed with the offer and still has no reply from precise.

    Every week they come out with a stupid excuse like whos the employer, how much is on the bank statements, why is the passport picture has a moustache....absolute stupid things in not given the mortgage

    This should have taken no more than 30 days but its almost 3 MONTHS

    Other mortgage company's warned him not to take a precise mortgage cos they bunch of jokers and idiots who love delaying matters.

    Stick to your high street lenders please

    Im assuming your cousin went to precise for a reason. Nobody goes to Precise if they have the high street available to them.

    Why would a lender question a moustache? They would not have a clue what he looks like. I think your cousin is probably feeding you a bit of a story for whatever reason.
