    You're still looking at pretty low risk (and low LTV) loans, so I'd speak to an independent advisor.

    You may want to try borrowing just enough to get the property and taking a bit longer to do it up. If it's just dirty but functional then you should be ok to take your time after you've got it cleaned up.

    If you're not getting a 40K mortage you probably won't get a 40K loan either, as the loan could only be secured against the current valuation of the property. You're also borrowing a lot relative to your declared income (double your combined salaries)

    Yeah - if I were you I'd speak to an independent broker who'll be able to fix you up with few options. We had some little niggly problems (Can you believe a -£25 on a paid for international account basically black listed me from credit) - it was ridiculous.
