How much does it cost to sell a house?

I have a house - well 40% of a house. 60% is owned by a family member (It was done when I was 19 incase I messed up in some way!) If I wanted to sell the house - obviously with their consent, how much would it actually cost, my house is probably worth around £95-100k and I would be looking to move up in the world. So would need a small mortgage. But my house would need quite a bit doing to it, possibly rewire and such before it would be in a state to sell. I don't have a great credit rating, and not a huge amount of money at the moment, but if I actually wanted to do this is the near future, what would I be looking at - wuld I be able to get a small mortgage with a large deposit and not the best credit rating?

Just checking - are you asking whether you'd be able to get a small mortgage on the current house in order to bring it up to a state to sell it, or asking on general sale costs and the chances of getting a mortgage on a new house?0

Would the large deposit be the 40k you'd make, and is the value based on the house selling as is, or after work is done>?0
