Mortgage post IVA?

Hi,
I completed my 6yr IVA in September 2012 and have been discussing the possibilities of obtaining a mortgage with an independent financial adviser. So far the only company that 'may' accept me (I have to pay nearly £300 for introduction, not guaranteed acceptance. If accepted then product fee of 1.75% Aprox. £3k, then completion fee of £500). This would be a standard variable rate possibly 6.75% but will not know for sure until accepted and paid the £300. Therefore it could be higher.
We have a £60k deposit (from the house my wife owns). We both have good jobs (although wife is currently on maternity leave, and when returning, will be on minimal hours). Therefore her salary alone is insufficient to obtain higher mortgage.
Can anyone please help? Do I have to wait 3+ years post completion of IVA before a reputable lender will accept me?
Does anyone know of lenders that will entertain people in my situation? That do not request these fees and have a lower rate? Thank you for your time.

What does your 60k equate to as a deposit?
So long as minimum of 15 percent of the purchase price, I would suggest better terms are avaiable subject to the details of course..
Seems like this broker has gone to the most obvious lender, not the most suitable lender cost wise.
To be fair to your broker, they may work on fairly traditional mortgages day in day out and this is a specialist need.

Mainstream lenders will most certainly decline you for years not months.
So you will need to approach lenders that specialise in adverse credit. As you are now finding the IVA comes at some cost.0 -
