morgatge for inherited property on low income.

I'd looking for some advice. My mum died in March leaving her house (estate agent value £110K) between me and my sister.
I want to buy my sisters share but have a low income ( £10K).
I contacted a mortgage broker who said he could not find mortgages for me. My aunt has offered to be a guarantor so I need to call him back with her details to see if that helps.
Is taking the mortgage out over 35 years instead of 25 likely to improve the affordability?
At the moment the house is still part of my mums estate, would putting it in mine and my sisters name make a difference?

    Basically, you need to pay your sister 50% of the value of the property? If £110k is the correct value then you have to re-mortgage in your name only to fund £55k. As this will be 5.5 x current income then I am not surprised a broker could not help. Your aunt could (in theory) stand as a guarantor, but as you have not posted any information concerning her age, employment, income, existing financial commitmentsd etc. then it is not possible to comment furether.
