bad credit mortgage advice

Hi
I am now 2 and a half years debt free after selling my property to clear all defaults, inhibition etc
I rent at the moment and it just feels like dead money I'm paying out every month so I'm keen to get back on the property market
We would be looking for a mortgage for £138,000 and we have a £15k deposit. Total house costing £150k. Our joint annual salary is £40k. Credit expert shows both our credit scores are fair but obviously the defaults and outstanding public record are still showing as it's only been 2 and half years.
I have a credit card and a catalogue account which I pay regularly and my husband has a credit card aswell
I know the main lenders will run a mile but I'm quite unsure as to find the right mortgage broker or even if that would be a waste of my time!
Any help or advice appreciated

If you have visible adverse credit, you'll need more deposit, or more time. If you haven't already done so, obtain all three credit files and put them in front of an independent or whole market broker, so he can see what options you may have.
Do not assume all three files will display the same information.

15 percent deposit can mitigate the defaults, alternatively need the 3 credit files to see the detail.

Thank you for pointing me in the right direction with credit reports
I checked the call credit one today and it has an unsettled default from August 2011 courtesy of Scottish Power. This is a load of nonsense as I paid all of my bills when selling my home. I haven't heard a thing about this default in the 2 years since moving. I can't believe they have done this! I thought I was doing so well staying debt free and all along I've had this outstanding default!!
Anyway .....

Speak to scottish power and ask them to amend their records if its truly wrong. You can also put a notice of correction on your file disputing it, though that obviously still shows a dispute and a potential problem for lenders.0 -
