Mortgages, credit files, banks and arrgh help meee !!

Hi,

First thanks for reading.

I recently am looking to remortage with my wife. We have over £35k equity and need to add 15-20k to the deal to consolidate some things.

Now the doozer. My wife has a 996 credit score and i have a 580 die to a lot of borrowing (hence the consoidation) the reason my file i was told is low is there is 6 marks for missed payments in 12 months (not true couple late but always paid) via the friendly staff at Santander

Now my broker told me there is nobody will mortgage me at all and no point trying, i dont believe this, surely there is higher interest lenders will give a 2 year fix on a higher apparent risk as the incomes more than cover the mortgage amounts.

Anyone have any advice other than goto ombudsman to have marks removed as i believe this can take forever and would love to mortgage quicker than this to tidy everything up and can afford circa £200 a month more than my current variable rate with santander.

Can anyone offer any advice ?

Thanks in advance

credit reports from experian and equifax says i'm fantastic lol:T

Go and see a more experienced broker, there may well be options.

You need to address the issues through the CRA's if you believe the markers to be erroneous.

Having said if you have a large amount of unsecured debt then may not make a huge amount of difference.

The risk to a lender is that you are unable to manage your personal finances properly. The consolidation of the debt may not solve the real issue merely defer the problem. Lenders would expect you to tackle the issue yourselves first.

There's always secured lending, though rates are at far higher rates of interest.

What is your current mortgage balance and approximate property valuation, as this may/may not be a barrier.

Forget the Experian/Equifax scores, they are worthless but content is king. When were the contested missed payments?

Are they visible on both credit files?

Likely to be a solution, but need a bit more information before I would be more confident...
