Abbey/Santander

Hi all,

I'm just wondering if anyone can help me.

My wife and I applied for a mortgage with Abbey through the broker London and Country. All was fine and everything was accepted in principal. I provided all the paperwork for them they required then on Friday, out of the blue, I get a call from my broker saying Abbey won't lend us the money due to "historical information". He then went on to say they would not tell him what this historical information was as it was personal to me.

So, I called Abbey and just kept getting "We can't give you the information as you applied through a broker. Your broker has to ask for the information and then pass it back to you". I explained he had already asked for it and they would not provide it.

Now I'm stuck in limbo and don't really know where to go to get the information from them.

I've checked my credit reports and they both seem to be fine, apart from they have my mother listed on there as a financial associate. I have the same name as my father and lived at the same address, so this is an error that I am in the process of fixing, but I could explain this to Abbey if this is what's stopping the application.

Can anyone point me in the right direction at all?

    Historical information is typically something that came up in the search they don't like.

    If you are 100% sure you are clean it might be something that should be down to your father.

    Get your Expieran or Equifax credit file and explore it carefully before you proceed.

    Is there a way to find out what information exactly it is that they don't like? They won't seem to give me it directly as I've been through a broker, yet they won't give the information to my broker either. Is there a number I can phone to find out what's causing this problem?

    In the past, when I was younger, I may have had the odd one or two late payments, but never missed any payments and have cancelled all my credit cards that were just sat there gathering dust.

    I'm completely mystified as to why this has happened, and their complete lack of help is really annoying!

    Can't you get your broker to phone while you are in the room? Then either of the people they need to speak to are there at the same time...

    People have to understand lenders do not have to give a reason for decline. If it was a fraud case, it's then tipping off.

    If it's an adverse decline and nothing more, persuasion could be given yo look st credit reports.

    It's declined, if they don'tf want to lend, they wont therefore move on.

    Unfortunately my broker is online only, which enables their service to be free, so this wouldn't be possible.

    Find a local broker who you can talk to face to face. Let them review your credit records and decide the best lenders to make an application too.

    Lenders credit scoring is a combination of a myriad of factors. So not necessarily one stand out factor.
