most sales come in under the asking price , especially at this particular price point, the reality is the sale might only release £20K for you before fees etc. Does this change your thought process on this strategy?

EA valuations tend to be optimistic! I am buying a lovely house that was on the market for £265K for a year. As soon as they dropped to £250K there were two keen parties, both in a strong position, nothing to sell. I secured it for £240K.

Thanks hcb42 for you constructive comments. Only been on for a few days so early days. Great house, loads going for it but we appreciate and expect to come down in price but you can't go up, you can only come down. We will take a day at a time and see what interest we get. All the best.
