    I think it might well be very dependent on local circumstances.

    In central London, very few people seem to want to buy it, and then do much work. Estate agents here refer to the desirability of what they call "turn key" flats - you only need to turn the key, move your toothbrush and clothes in, and live there.

    Thank you so much to everyone who's taken the time to offer advice. As I say, we didn't plan to start looking at houses yet, this one just so happens to have come up, so we knew nothing would be straight forward.

    I tried to put it out my head after phoning L&C but I have had every man and his dog telling me to go for it all day long so we've decided to view it on Monday. I'm hoping it will be in a worse state than we think, and at least we can forget about it then. If not, we will have to weigh up our options. We're thinking along the lines of getting family involved on the mortgage but we will think about that on Monday. The estate agent said they have 15 viewings booked. I was expecting a lot on interest, but 15 viewings already? Not sure I believe it since we got an appointment for Monday tea time, and I know Monday is the first day they're showing people round.

    Wouldn't surprise me if we get a phone call before the viewing to say an offers been accepted though.

    As for work, I was going to ignore the comment but I can't. The freelance work is far from ideal, but I live in a place with high unemployment and few jobs, with 700 people recently going for one job. It's freelance or JSA. Please don't think this is a situation I have chose to be in. Finding work is the only thing I think about 24 hours a day, well it was until seeing this house last night...

    Estate agents tend to lie. Good luck with the viewing and your application.

    Perhaps for properties of certain criteria they have a list of potential buyers that they can automatically book in for a viewing and send the details at the same time. So there may be 15 viewings arranged but a proportion may get cancelled prior to taking place.
